Budget is more than the headline price. For buyers, include the purchase price, down payment, stamp duty, legal and valuation fees, plus a renovation and furniture buffer. Then account for recurring costs: maintenance fees, sinking fund contributions, and property tax.

For tenants, consider monthly rent, security deposit, agent commission where applicable, utilities, and any co-broke arrangements. A common rule of thumb helps, but your actual cash flow matters more.

  • Floor-plan efficiency: avoid wasted corridor space and check natural light, cross-ventilation, orientation, and afternoon sun.
  • Floor level: privacy, noise, view, and lift waiting times.
